Murrieta: Six-hours Not Enough To Settle Triangle Issues

MURRIETA: Triangle property decision continued to Oct. 1 September 4, 2013 by Dave Downey   Murrieta Attorney City Hall / FILE PHOTO Following a nearly six-hour meeting Tuesday night, Sept. 3, the Murrieta Attorney City Council postponed a decision on the office-retail-hotel development proposed for the 64-acre Triangle property at Interstates 15 and 215. Some members said they had unanswered questions. And the council voted 5-0 to delay action until Oct. 1. The Triangle is one of the most talked-about undeveloped properties in Southwest Riverside County and has been compared to the junction of Interstates 5 and 405 in Orange County, in terms of its potential. Councilman Randon Lane noted that "this area, for a long time, has been presented as the next Irvine Spectrum." Council members discussed whether they should restrict development to high-end stores, hotels and restaurants, or allow some drive-through establishments and gas stations. The council was divided on that point. The landowner is Andy Domenigoni and his Domenigoni Barton Properties. His group wants to alter a plan approved for the property 23 years ago. The Domenigoni family proposes building on the original 1.7-million-square-foot footprint that called for a regional indoor shopping mall. View The Triangle in a larger map But the Domenigonis dramatically reshuffled the mix of development, scaling retail down from 1.5 million square feet to 640,000 square feet. Changes include increasing offices from 90,000 square feet to nearly 780,000 — with an 18-story office tower that would rank as Riverside County's second-tallest building. Other new features include 148,000 square feet of hotels, up from 90,000; nearly 75,000 square feet of entertainment venues, more than twice the original amount; and 125,000 square feet of restaurants, five times what was approved earlier. But Murrieta Attorney Mayor Rick Gibbs and Councilwoman Kelly Bennett said they could not support the proposal because it includes drive-through fast-food restaurants and gas stations.
